Housing project provides relief to many

A Communicare development project, Bothasig Gardens, has provided relief to those in the lower income bracket. The landscaped development is located on a 2.5-hectare site in close proximity to Cape Town's central business district.

In line with housing families, and not mere people, the development is situated close to schools and public transport. It is designed in the spirit of community and provides a safe family environment.

Cape Town-based Communicare delivers social housing for those who fall within the R2 500 – R7 500 salary bracket. As one of the largest accredited non-profit organisations, Communicare is able to offer the lowest rentals per square metre to this demographic.

The main contractor, NMC, took possession of the site in November 2011 – completing the site clearance prior to the 2011 builders’ break. Construction commenced in full swing in January 2012. The R45m project comprises 120 apartments and the project scope included the bulk earthworks, boundary wall, security office, refuse room and landscaping.

The 120 units are split between three double-storey blocks with two-bedroom units, a single-storey block with one-bedroom units and 12 single-storey units split equally between double- and single-room units.

Contractors worked tirelessly and went to great lengths to keep noise and dust pollution to a minimum. 

“NMC has extended its market to include the bulk residential sector – a strategic decision which is paying off dividends. In the past 18 months, this sector has contributed R345m to our turnover, and current residential work includes a R108m student residence for the Nelson Mandela Metropolitan University in Port Elizabeth," says Mike van Coller, NMC new business development director.

"Given the social housing backlog in South Africa, this sector has huge potential, particularly if development is modelled around the right mix of location, design and pricing.”
